It is important for us to recognize and appreciate our customers. So to show you our appreciation for your renting through Lava Ridge Property Management ~~ we have put together a monthly renter appreciation prize drawing. Prizes will change each month and be announced here on our website.
How to enter and improve your chances to win!
1) Be a Lava Ridge Property Management renter ~ Worth 1 entry ** Every renter has a chance **
2) Pay rent by using our online renter portal with a credit card or e-check — Worth 3 additional entries (Additional fees will apply 2.75% on debit/credit cards * However, no more writing checks or driving to the office!)
Monthly drawings will be held on the 10th of each month. Prizes must be picked up within 30 days of winning at our Bend office or the winner will forfeit their prize.
An after-hours emergency is considered something that CANNOT WAIT UNTIL THE NEXT BUSINESS DAY.
For example ~ no hot water, no heat, water leak, sewage backup etc.
All basic maintenance requests, rental questions and renter needs MUST wait until the next business day.
Being locked out of your home IS NOT a maintenance emergency.
However -- if this IS a maintenance emergency
Please call 541-241-6604 and leave a message with the following information:
2) Phone number
4) State the maintenance emergency (Give as much detail as possible)
If you do not hear from us within 2 hours, please call again and leave another message.
**If you are locked out of your home after-hours we can offer you two options:
1) Contact a locksmith
2) Contact Lava Ridge at the emergency number and pay an after-hour lock out charge of $100.00 per occurrence. Payment is due at the time of service.

Please do one of the following to schedule a maintenance technician for repairs.
1) Call our office at 541-306-5042 and speak to us personally. This is sometimes the best and easiest route due to potential questions.
2) Submit a work order with the form on this page.
We will contact you for details within 24-48 business hours of your request if you email us during office hours or we will contact you the next business day if you contact us after business hours. Maintenance repairs are addressed and scheduled in the order of receipt and importance.
Please be aware that any repairs needed due to tenant neglect or caused by the tenant or their guest(s) may be charged back to the tenant.
LOCK OUTS - If you are locked out of your home, we will allow you to pick up a key from our office with valid ID during normal business hours. If you are locked out after hours, please refer to "after hour emergencies" link to the left.
